Architects & Planning

Tenancy Agreements (Subject to the Tenant Fees Act 2019)

Holding Deposit

Equivalent to one week’s rent. This reserves the property and is applied towards the first month’s rent.

Security Deposit

Equivalent to five weeks’ rent (or six weeks where annual rent exceeds £50,000).

Rent & Utilities

Payable as outlined in the tenancy agreement

Unpaid Rent

May incur interest at 3% above the Bank of England base rate (as set out in the tenancy agreement).

Lost Keys / Security Devices

Tenants are liable for replacement costs, including locks if required.

Amendments to Tenancy Agreement

At the tenant’s request, a fee of £50 per change applies (may be higher depending on work required).

Early Surrender of Tenancy

If a tenant requests to leave early and the landlord agrees, rent liability ends when a new tenant takes occupation. The outgoing tenant remains responsible for the landlord’s re-letting costs.

Tenancy Agreements (Not Subject to the Tenant Fees Act 2019)

For certain company or business lets, the following charges apply:

Tenancy Administration Fee – £180 per tenancy

(covers processing, tenancy agreement drafting, deposit registration).

Tenant Referencing – £60 per tenant

(employment/accountant reference, previous landlord reference, credit check, ID verification).

Guarantor Fee – £60 per guarantor

(credit referencing and Letter of Guarantee preparation).

Check-In / Check-Out Fee – £144

(covers inventory clerk, deposit disbursement, return process, dispute handling, repairs and contractor organisation).

Renewal Fee (Tenant’s Share) – £144

(covers renewal negotiations, administration, and re-registration of deposit).

Company Tenancies

Administration and referencing: £480 for a new tenancy, £240 for renewals.
